Our client is a renowned American investor and developer of warehouse and industrial facilities, operating in Poland, Europe, and the USA. The company is responsible for comprehensive implementation of warehouse projects – from land acquisition, through design, to construction and facility handover to the client. Due to the dynamic growth of the investment portfolio, the company is seeking a Technical Director who will be responsible for strategic and operational management of the project team and investment implementation process throughout Poland.

As Technical Director, you will be responsible for strategic and operational management of the construction project portfolio. You will report directly to the Managing Director and oversee a team of Project Managers. Your goal will be to ensure project delivery according to schedule, budget, and quality and technical requirements.

Your responsibilities:

  • Managing the construction project portfolio (implementation of warehouses and production facilities throughout the entire investment lifecycle);
  • Coordinating the work of Project Managers team and overseeing schedules, costs, quality, and compliance with regulations, contracts, and budgets;
  • Managing cooperation between the project management team and the commercialization and asset management team;
  • Collaboration with Commercial, Financial, Legal Departments and the Board;
  • Participation in negotiations and contract execution with contractors;
  • Supporting technical due diligence process (land acquisition, existing facility purchase, investment sale);
  • Development of internal project standards, tools, and processes;
  • Developing team competencies, mentoring, and support in difficult or critical projects;
  • Project risk management;
  • Supporting the Board in investment profitability analysis;
  • Building relationships with suppliers (contractors).

Required competencies:

  • Minimum 10 years of experience in investment project management (construction, logistics, industrial sector);
  • Minimum 5 years of experience in a management position with responsibility for project portfolio;
  • Technical education (preferred: construction, civil engineering);
  • Knowledge of the entire investment cycle: from land acquisition, through design, obtaining permits, to implementation and handover;
  • Experience in cooperation with General Contractors, subcontractors, and suppliers;
  • Knowledge of construction and environmental law;
  • Knowledge of environmental certification (BREEAM/LEED);
  • Excellent command of English;
  • Highly developed leadership competencies and authority, with the ability to consistently enforce standards and set clear goals;
  • Emotional intelligence: ability to diagnose tensions, build trust, and resolve conflicts;
  • Experience in change management, including implementing new processes in the organization;
  • Negotiation skills and interdepartmental communication;
  • Stress resilience and flexibility.
